Why so many Perth garages have a roller door

Near the coast, salt air gets into the axle bearings and fixings. Most of that can be fixed without a new door: a re-tension, new guides, a fresh bottom rail. A roller door is not the right answer everywhere. Taking away the old door, and any repairs to the brickwork or lintel, are priced as separate lines. There is no call-out fee, and the price is agreed with you before any work starts.
The curtain itself can last for decades if it is kept clean, washed down near the coast and not hit by the car. The springs are what wear: they lose tension gradually, and they go sooner on doors that run several times a day or sit close to salt air. A re-tension and new guides can add years to a door that still looks good, which is why replacing the whole door is rarely the first step.
Repairing is cheaper in most cases, because the expensive part of a roller door is the curtain, and the curtain rarely fails. Tension, guides, bearings, locks and bottom rails are all replaceable. Replacement starts to make sense when the curtain is badly creased, rusted through along the bottom, or when you want a motor and a better-looking door at the same time.
Usually, yes. The opener bolts to the side of the drum, so it needs a power point nearby and enough side room beside the curtain. Before fitting it we check the door runs freely and is balanced, because a heavy or dragging door will burn out a new motor. If the springs have lost tension we re-tension them at the same visit, then program the remotes.
It is not a job we recommend. The springs inside the drum hold the door's weight, and adjusting them means clamping the curtain and winding the drum against that load. If a clamp slips or the curtain is released while the springs are wound, the drum can spin hard and the door can drop or fly up. Keeping the guides clean and free of sand is the safe maintenance you can do.
A standard domestic roller door is generally fitted in part of a day, including removing the old door and setting up a motor. The build time before that depends on the maker and the size, and we confirm the date with you when we place the order. Openings that need brickwork or a new lintel take longer, and that is spotted when we measure.
