Replace it when the board has gone on a unit past about fifteen years old, when it has needed two repairs in a year, or when parts are no longer made. By symptom first. A silent unit gets a power and transformer test; a humming one gets a capacitor and gear check; a door that reverses on the way down gets the beams and force settings looked at; a unit that ignores the remote but obeys the wall button is a receiver or remote fault. We confirm with a meter rather than by swapping parts until something works.
Ten to fifteen years is typical for a residential opener, and plenty run longer. Heat is what shortens it most: a board under an uninsulated tin roof through a Perth summer ages faster than the same board in a cooler garage. A door out of balance is the other big one, because the motor is lifting weight the springs should carry.
It comes down to the part: a gear kit, capacitor or receiver is a smaller job than a logic board, and a board for a discontinued model may not exist at all. Do this only with the door fully closed. If it feels very heavy or will not stay up, a spring has gone and the door should be left alone until we arrive.
Allow an hour or two once the fault is found, which includes resetting the limits and testing the reversal. A repair that needs a board or gear kit ordered for an unusual model takes a second visit when the part lands. Most opener call-outs are finished the day they are booked.
